Senior Project Manager

Summary

Senior construction project manager needed for a large multi family development in Calgary. The project manager would need to oversee all business and would report to the president of the company. Under limited supervision, reporting to the Vice President. Construction development of new wood frame condominiums to include pre-construction budgeting, cost control, development coordination, Construction Management firm supervision and/or direct site personnel supervision, contract preparation, on-site coordination, quality control, and all aspects of project management. Leads the team, consisting of the site superintendents, project manager, junior project manager, contract administrator and all other contract staff.

Duties and responsibilities

  1. Participates in the planning and formulation of design alternatives, cost cutting and solutions for wood frame condominiums; provides conceptual budget estimates, feasibility studies, and cost estimates, and amy coordinate the production of basic design plans and construction documents.

  2. Communicates directly with construction management / in-house construction team/contractors/designers concerning project cost, staffing and scheduling.

  3. Expedites municipal approvals, including development and building permits (assisting the Development Manager) condo registration (assisting Development Manager) and security release at project completion.

  4. Develops and administers project budgets, project schedule, contracts, and quality control provisions.

  5. Reviews and interprets proposed designs, architectural drawings, and building specifications for appropriateness to required function and/or coordination with marketing department, and initiates revisions where appropriate.

  6. Establishes performance and delivery criteria, ensuring that requirements are being met; prepares project specifications, and coordinates procurement, as appropriate.

  7. Review the construction and land portion of the final project budget to ensure that all potential costs and expenses are covered including all municipal levies relating to construction, offsite servicing costs and acreage assessments, etc. Approve same for implementation and report any deviations or material changes to the Vice President immediately.

  8. Inspects, approves, and accepts completed projects, ensuring conformance with standards, building and life safety codes, and architectural/engineering specifications.

  9. Prepares Cost-To-Complete analysis monthly, to anticipate finale project cost.

  10. Represents the company with customers, condo boards, consultants, contractors, and other public and/or private agencies and organizations.

  11. Performs miscellaneous job-related duties as assigned.
