Construction Manager, Calgary
Nature and Scope
Manage construction activities of the department from design to final assumption with liaison between Sales, Marketing, Engineers, Building/Architecture, Governing Authorities and Contractors to ensure projects are completed in a timely, cost effective manner while also striving to achieve The Best Homeowner Experience, in all activities undertaken.
Major Responsibilities
Construction
• Review and comment on design drawings to achieve more timely/cost effective construction techniques & designs
• Liaise with management to provide information and support during construction
• Coordinate preparation of tender documents
• Prior to award of tender, review terms of contract in consultation with VP and negotiate prices
• Review subdivision agreements and make appropriate changes
• Provide input into Builder Information Sheet (BIS)
• Attend regular internal and external project coordination meetings during design stage through servicing
• Update balance line, structural fill/wall cracking; sump pump activity and circulate results
• Resolve issues - city/homeowner/construction
• Coordinate site turnover meeting inspections with builder and/or developer
• Coordinate and review pre-grade surveys and implement correction steps
Budget/Financial
• Report construction related budget variances to project management
• Approve construction related invoices
• Manage letter of credit securities
• Update construction cost database from all tenders & project variances
Consultant/Team Management
• Manager all construction related activities with external contractors and consultant
• Administer contracts for construction activities (E/W, U/G, utilities, landscape), ensuring obligations on budgets and quality are met
• Mentor, train, assist and support other Construction Manager, Coordinator and students
• Assist Project Manager/ VP with cost sharing and over sizing
Builder Only Projects
• Department representative for builder projects. Review/approve all invoices received from the developer
• Calculation & recovery of base condition claims
• Assist with builder obligations in purchase and sale agreement as outlined in the Builder Information Sheet
• Monitor developer schedule of construction, registration & permit service date for input to permit service date
• Coordinate builder inspection prior to lot delivery
• Review all designs and subdivision agreement (underground, grading, road works, hydro utilities, landscape, driveway locations)
• Pursue L.C. reduction
• Analyze pre-grade surveys and implement corrective measures
Knowledge and Skills
Education:
• Post-secondary diploma/degree in Construction, Engineering or related field
Experience / Skills:
• Prior work experience in construction industry with strong understanding of construction, engineering and land development process
• Experienced in reading various types of maps (topographical, etc.) and blueprints
• Prior supervisory experience, an asset
• Excellent project management skills, including budgeting, scheduling and directing team’s work efforts
• Strong business acumen including experience in doing budgets, pro-formas and cash flows
• Strong communication and negotiation skills – verbal and written
• Excellent organizational and time management skills with ability to meet deadlines

• Work normally requires low to moderate level of physical effort in bending, lifting and manual dexterity

• Work normally requires high level of visual effort in operating PC’s/other office equipment
Working Conditions
Generally works in the field and occasionally in an office environment
